Custodia was born from a simple observation: property managers and landlords shouldn’t need five different systems to track fire risk assessments, EICR certificates, legionella compliance, gas safety, and asbestos surveys. We’re building the compliance management platform that changes that.

The name “Custodia” comes from Latin, meaning guardianship and protection — reflecting our core mission to safeguard both properties and the people who live and work in them.

Most property managers use one tool for finances, another for maintenance, a separate system for health and safety tracking, and paper files for compliance certificates. When your compliance management system doesn’t connect fire risk assessments, EICR reports, gas safety records, and legionella logs, dangerous gaps appear — and gaps in property compliance can mean fines, prosecution, or worse.

Building inspections are still analogue

Fire door inspections, legionella temperature checks, and asbestos re-inspections happen in basements, plant rooms, and older buildings with poor or no connectivity. Property managers still carry clipboards, take handwritten notes, and re-enter risk assessment data later. It wastes time and introduces errors.
